High-Performance Architecture
Comprehensive architectural design services for custom homes, remodels, and additions in Denver and across the Front Range.
Our work includes architectural design, Passive House and high-performance design, interiors, custom millwork design, permitting, and construction-phase involvement.
For early-stage exploration, Concept Design is available as a standalone service. This stage explores design possibilities while evaluating zoning, site conditions, and program potential, providing a clear understanding of what’s achievable before moving forward.
Principal-led Throughout
Luke Taylor-Brown leads every project personally. As owner and principal, Luke remains your primary point of contact through every phase — design, permitting, and construction. Every project benefits from that direct involvement.
Designed To Reduce Risk
Designing a home is a significant investment. LTBa produces detailed construction documents that give builders the clarity needed for accurate pricing and construction, helping minimize the questions, change orders, and surprises that can increase costs during construction.
Permitting Is Handled Directly
With extensive experience navigating Denver and Front Range planning and building departments, LTBa manages the permitting process directly — preparing submissions, coordinating with reviewers, and resolving issues efficiently through approval.
Construction Is A Collaboration
Construction documents communicate the design intent, but successful projects require ongoing involvement. LTBa remains actively engaged throughout construction, working closely with your builder to answer questions, review progress, and help ensure the finished home reflects the design as intended.
High-Performance Design
As a Certified Passive House Designer (CPHD), LTBa brings advanced building science expertise to every project. The same principles that define Passive House—superior insulation, airtight construction, high-performance windows, and healthy indoor air—also create quieter, healthier, more comfortable, and more resilient homes.
Whether pursuing formal Passive House certification or simply building beyond code, we integrate these principles from the beginning of the design process, balancing technical performance with refined modern architecture

Our Design Process
Designing a home is a complex process that spans from initial design sketch to the end of construction. This process is divided into five phases, providing a clear framework for design, pricing, permitting, and construction, and ensuring a successful project outcome:
1. Pre-Design: Discovery + Vision
We define goals, budget, and site conditions and establish the framework for design direction.
2. Schematic Design: Exploring Ideas
We explore spatial and planning options through drawings and diagrams, refining a preferred concept for pricing.
3. Design Development + Permitting: Refinement
We coordinate structure, materials, systems, and Passive House strategies where applicable while advancing permit drawings and managing jurisdictional review.
4. Construction Documents: Building-Ready
We produce a complete set of drawings and specifications used for pricing and construction.
5. Construction Administration: Oversight + Advocacy
We remain involved during construction to review progress, answer questions, and support design intent through completion.
